Tenant responsible repairs
As a landlord we accept responsibility for nearly all of the maintenance to the structure and exterior of our property. However, there is a range of repair items that remain the responsibility of the tenant to maintain. Please find below the list of repairs for which the tenant is normally expected to make their own arrangements.
- Re-hanging/adjusting of doors after carpet fitting
- Replacement of front and back door locks when keys have been lost, stolen of misplaced (this includes getting into the property and repairing any damage to door or lock)
- Repair/replacement of handles/hinges/latches on internal doors
- Repair/replacement of bathroom door locks
- Getting additional keys cut
- Supply and fitting of additional security items such as extra locks, door chains, spy holes, security alarms etc (unless part of an agreed security upgrade)
- Repair/replacement of letter boxes
- Repair/replacement of toilet roll holders
- Repair/replacement of curtain rails,
- Supplying and fitting window blinds
- Replacing of any glazing unless a crime number is provided
- Bleeding of radiators*
- Capping off washing machine waste pipes
- Cleaning of showerheads, bathroom fittings (bath, toilet and wash hand basins) and extractor fans*
- Arranging for washing machines to be plumbed in (unless in a communal laundry)
- Supplying and fitting of plugs and chains in sink, bath and basin
- Reporting of electric/gas/mains water supply failure
- Supply and fitting of light bulbs, including fluorescent tubes and starters*
- Supply and fitting of replacement batteries in door bells/smoke alarms
- Supply and fitting of electrical plugs and fuses
- Internal decorating of property & repair of minor plaster cracks
- Installing and maintaining your own fixtures and appliances, ie, pipe work to washers, dishwashers, dryers, cookers and showers
- Arranging for telephone/media connection points to be installed and maintained
- Repairing items damaged by abuse or neglect
- Chimney sweeping
- Supplying and fitting TV aerials, clothes dryers and line posts (unless communal areas)
- Purchasing of contents insurance to ensure you are covered for any damage arising from leaks, burst pipes, etc, for which the Association is not responsible
- Keeping your garden tidy and the removal of rubbish
- Repairs to DIY work – work you have carried out yourself
- Contacting Pest Control to deal with natural situations such as a wasps nest or infestation of ants
- Replacing meter cupboard keys and dustbins provided by Council
- Repairs to cellars
- Arranging for any gas appliances you have purchased yourself, to be serviced on a yearly basis by a CORGI registered engineer
- Unblocking sink and drainage pipes caused by inappropriate waste
- Maintaining and repairing fences or gates whether damaged or worn by the weather (unless communal gates)**
Note* For the items shown in bold type, we may be able to assist those who are especially vulnerable due to their age, disability or who suffer disadvantage due to other known circumstances
Note ** Most repairs to fences and gates are the responsibility of the tenant, however, we will repair basic standard fencing (chain link) and maintain high security fencing that we have provided.
