Planned Works and Improvement

 

Major works will be programmed at least 3 months in advance and the frequency of such works will be determined according to the expected life of key building components based on information we maintain about our stock condition.  However, programmes involving renewal of a combination of components may be planned into one contract where additional economies can be achieved by a more comprehensive project.   Such programmes will be arranged in consultation with teams responsible for housing, care or support and must be sensitive to the needs of residents and service users.  Residents whose homes are affected should be given a minimum of 4 weeks notice of major works and recognised resident groups should be consulted at the earliest practical stage.  In all cases where major works are carried out to property that is occupied, we will always provide the following to the residents:

Where planned works are required to leasehold property, those responsible for organising the work must comply with the legislation and regulation relevant to leasehold management.

An annual programme of cyclical works will be agreed by the end of March each year and progress according to the planned schedule will be monitored on a quarterly basis via the Asset Management Committee.  Key information concerning cyclical programmes including timescales and performance standards should be made readily available to residents on demand.  Where formally constituted resident groups exist, they should be included in all consultation regarding cyclical works and be invited to assist in project evaluation.
