How do I end my tenancy with Caldmore?
Your tenancy agreement requires you to give us four weeks notice in writing, stating that you wish to end your tenancy.
The four-week notice period starts from the first Saturday your notice is received by your Housing Officer.

What happens once I have given written notice?
Once we have received your notice, your Housing Officer will write to you, confirming the date on which your tenancy will end.  Your Housing Officer will arrange an appointment to visit you with a Surveyor.  This visit will involve an inspection of your property.
During the inspection of your home, we take note of any repairs that may be needed.  If these repairs are your responsibility, you must complete them before you move.
You must take all furniture, carpets and rubbish with you.  If you leave any behind, the cost of removal will be charged to you.

When should I hand in my keys?
Your keys should be handed into our office by 4:00 pm on the Friday before your tenancy ends.  If there is a delay in your move, you must let us know immediately. You will be responsible for further rent payments if we do not receive your keys on time.

Exit Gift
If we are satisfied that your property is left clean, free of rubbish, no tenant responsible repairs are outstanding and if you hand your keys on time, we will give you an Exit Gift. This gift will be a £50.00 voucher for a DIY store.

What if I have rent arrears?
If you have arrears outstanding, it is important that you clear this debt before you leave.  If this is difficult for you, please speak to your Housing Officer to agree a payment agreement.  If you do not make an agreement, we will continue to pursue these arrears through the County Court.  A County Court Judgement will affect your ability to obtain credit, hire purchase or catalogue goods.

Former Tenant Arrears

What are former tenant arreas?
If you are no longer a tenant and have left our property owing money on your rent account, these are known as former tenant arrears.

How can I make sure I don't have arrears when I leave?
When you make a decision to leave the property you must give us four weeks notice in writing.  If you leave before this time you will still be charged rent for the whole four week notice period.
If you claim housing benefit you need to let them know the date you intend to leave the property.
If you leave the property before the end of the 4 week notice period, you will only receive your benefit up to the date you moved out; you will therefore be expected to pay the difference up to the end of your notice.
Please make sure you hand your keys in before 12 Noon on the Friday your tenancy is due to end.  If the keys are not received by this time you will be charged the weekly rent until the keys are returned.

If I have arrears already how can I arrange to pay them?
It is always best to leave your property with no rent arrears, However if you have arrears you can make an arrangement to pay them by contacting your Housing Officer or the Housing Services Officer.  You can use any of the payment methods that were available to you when you were a current tenant. What happens if my former tenant account is in credit?
If you have given us your new address we will refund the money to you by cheque.

What action can you take to recover former tenant arrears?
If you leave your tenancy with former tenant’s arrears and you do not give us your new address, we will use various methods available to us to find you.
We will contact you and give you the opportunity to make an arrangement to clear the arrears on your account.
If you do not pay these arrears we may take court action to recover the debt which will lead to extra legal costs.

Can I apply for another Social Housing tenancy if I have former tenant arrears?

Any debts you have after ending your tenancy could prevent you being offered a property by Caldmore Housing in the future.

Details of your arrears will be provided in any reference we provide regarding your tenancy, which may jeopardise your chances of being re-housed by the landlord requesting the reference.

What If I don’t’ agree with the balance outstanding on my account?

The Association has a complaints procedure that is available to any person who is not satisfied with any of our services.

However, separate from the complaints procedure, if you have a dispute with the former tenant debt or process used to recover the payments, you can ask for an appointment with the Housing Services Manager.
